Want a dock on Old Hickory Lake? Check before you buy the lot.
The Corps of Engineers divides the shoreline into areas. Only some areas allow private docks. Some allow mowing only. Some allow neither. Even in an area that allows docks, a permit is not promised.
To qualify for your own dock, you need to own the lot that touches Corps land, with no road or common area in between. You need at least 65 feet of allocated shoreline. And the dock has to float at normal pool, so water depth matters. Some shallow coves near Mt. Juliet just can't hold a dock.
I check the shoreline class and the water before my buyers make an offer. Call me before you write an offer on a lake lot.
